PAREF Group, a leading European real estate investor and developer has reached a milestone for the mixed-use prestige project NAU! in Frankfurt, the economic capital of Germany. With the building permit now granted for complete restructuring of the asset located opposite Frankfurt fairground and in close proximity to the banking district

Urban usage concept with a wide range of added value

A new, urban utilization concept is being developed on an area of around 34,800 sqm in the immediate vicinity of Frankfurt’s banking district. NAU! stands for a deliberate break with classic single-use offices and previous use as trading building.
Built in 2002, the building primarily housed offices. At the end of 2021, PAREF Group was selected to manage the asset and chose to redesign the building to meet the needs of the neighborhood.

The project envisages a lively mix of uses consisting of working, commercial living, experiencing and supplying – sustainably certified, digitally networked and architecturally independent.

The building located at Theodor-Heuss-Allee 44 combines modern, well-lit and flexible office space with a high level of user comfort. As well as hotel and serviced apartments, gastronomy, retail, co-working and fitness. . This is how the NAU is understood! as an 24/7 open, district-forming value-added building with a real connection to the urban environment. Architecturally, the building has been completely redesigned – with a clear structure according to types of use.

Newly conceived facades, staggered storeys and an integrated terrace with green roofs are planned. The result is a striking appearance with a high level of identity and urban relevance.

A strategic and connected location

The location is not only impressive due to its proximity to the fairground, but also its excellent overall accessibility by public transport, bicycle or car, with connections to the A66 and A5 motorways. The grown environment offers popular residential quarters, green spaces, a wide range of gastronomic offerings and, among other things, the Skyline Plaza shopping center.

Sustainability, digitalization and architecture rethought

The energy-efficient renovation is carried out in accordance with the EU taxonomy and strives for the highest standards. These include DGNB Gold, BREEAM Excellent certifications and, for digital infrastructure, the WiredScore Certified and SmartScore Certified awards.

Energy efficiency and CO₂ emission avoidance are central aspects of the concept. Connected to the urban heating and cooling networks, the building features smart management systems, connected metering, and advanced automation ensuring sustainable and resource-efficient operation. It relies on major technical solutions including photovoltaic panels, radiant ceilings, mechanical ventilation, green terraces, and open spaces filled with natural light.

A two-storey underground car park offers over 150 car parking spaces with e-charging points as well as 460 bicycle parking spaces, thereby meeting current sustainable mobility needs.
